A coach house policy covers leasehold garages attached to a freehold coach house property. It means that the property is freehold and the garage is leasehold. ?

Some of the garages are used by the freeholder, who usually lives above them. Carports are sometimes used in place of garages, but the policy and principle are the same. ?

All garages, as well as the building structure, must be covered by the freeholder, who must protect their legal liabilities. Leaseholders using a garage may sue the freeholder for damages and injuries caused by the building - the legal liability is a 'must have'. The leasehold owner also has responsibility, and, all too often, is unaware of exactly what was set down in the title deeds of their property when they purchased the house with a leasehold garage forming part of someone else's property. ?

The installation of plumbing or electricity is not permitted. No permission is required to store anything other than a motor vehicle in the garage. In most cases, a leaseholder Motor Vehicle will have insurance that takes care of the leaseholder obligations. This driveway space is not intended to be used as storage or land for the leaseholder - it is for the leaseholder to access the garage and park their vehicle. As an example, the driveway cannot be used to store a skip, nor should it be used to store bins, bicycles, or other items that are not related to the storage of motor vehicles. You may be able to negotiate temporary use of the land/access/driveway with the leaseholder - for example, temporary storage of a skip during a home renovation for a few days.

Neither the freeholder nor any leaseholder is allowed to store dangerous items, such as Flammable liquids, in a garage. ?

It may also be possible for the freeholder to ask the leaseholders for a contribution to the cost of the buildings element of the policy - this is usually outlined in the title deeds and is typically capped at around 10-20% per leaseholder. Buildings insurance costs must be used exclusively in calculating the contribution - and all other costs on the freeholder's policy must be excluded.
